Temperature Standards: What "Cold Enough" Actually Means
Two different targets matter, and mixing them up is a common source of confusion:
- Refrigerators / walk-in coolers ("fresh food"): most health departments require 41°F or below for cold holding. Most operators run 35–38°F to leave a margin for door-opening recovery.
- Freezers: 0°F or below is standard; many operators and manufacturers treat 0°F to -10°F as the normal range for frozen storage.
Inspectors check more than the thermostat setting — they check actual product temperature (often with their own probe thermometer), thermometer placement inside the unit, and whether temperature logs are current. A unit that's technically "set" correctly but hasn't been logged, or has a thermometer buried where it doesn't reflect real conditions, is a common citation even when the equipment itself is fine.
Troubleshooting by Symptom
Unit running constantly but not holding temperature
The most common cause by far is a grease-clogged condenser coil — the compressor works overtime trying to reject heat through a coil caked in kitchen grease and dust, and can't keep up. Also check door gaskets (worn seals let warm air in continuously) and look for frost on the evaporator, which blocks airflow the same way a clogged coil does.
Ice or frost buildup inside the unit
Heavy frost almost always means either a door seal letting in warm, humid air, or a failed defrost cycle (heater, timer, or termination thermostat not clearing the evaporator on schedule). Left alone, frost buildup eventually blocks airflow enough to cause a full temperature failure.
Water leaking or pooling around the unit
Usually a clogged or frozen condensate drain line backing up, though on ice machines it can also be a cracked water trough or a stuck float switch. Water pooling near a walk-in door in freezing weather can also refreeze into a slip hazard — worth an urgent call.
Compressor won't start, trips the breaker, or short-cycles
Common causes are a failed start relay, a tripped internal overload (often from running hot due to a dirty condenser), or a weak start capacitor. A breaker that trips repeatedly on start-up points to an electrical fault that shouldn't be reset repeatedly without a diagnosis — that pattern can damage the compressor further.
Electric bill climbing with no obvious cause
A refrigeration system working harder than it should — from a dirty condenser, low refrigerant charge, worn gaskets, or a failing compressor — shows up on the power bill before it shows up as a full failure. Ice machine not making ice, or making cloudy/small ice

Preventive Maintenance That Actually Prevents Calls
- Condenser coils: clean every 1–3 months in an active kitchen — this alone prevents the single most common commercial refrigeration failure
- Door gaskets: inspect monthly for tears, warping, or gaps (the dollar-bill test: close it on a bill and see if it slides out easily)
- Ice machines: descale quarterly, more often on hard or poorly-filtered water
- Drain lines: flush periodically to prevent freezing and backups, especially on walk-in freezers
- Temperature logs: keep them current — it's as much a part of passing inspection as the equipment itself
