Most appliance failures we repair in Irvine, Tustin and Lake Forest are not sudden. A refrigerator compressor that burned out spent two summers pushing heat through a condenser coated in dust. A dryer that "died" ran for a year with a vent so packed with lint that the thermal fuse finally gave up. A washer that flooded a laundry room did it through a rubber hose that had been swelling for five years. One unhurried visit a year catches almost all of it, and that is the whole idea of the plan.
What the Annual Visit Covers
- Refrigerator / freezer, cleaning of the condenser coil we can reach, condenser fan check, door gasket and hinge inspection, defrost drain check, temperature reading in both compartments. A full deep cleaning (pulling the unit out, stripping the whole condenser and the drain pan) is a separate service, see the prices below.
- Dryer, lint filter and lint trap housing cleaned, internal lint removal around the heater and the motor on models we can open without a full teardown, drum rollers and belt inspection, airflow test. Any dryer vent cleaning is a separate service from $189 and is not part of the $199 visit. If the dryer is stacked on top of the washer, or sits where we cannot get behind it, even opening it up for the internal lint removal may not be possible: that work is by separate arrangement with the technician and an additional charge may apply.
- Washer, fill hoses and inlet screens, drain pump filter, tub and door seal cleaning, leveling and spin test.
- Dishwasher, filter and spray arm cleaning, door gasket, float switch, drain and inlet valve check, heating test.
- Oven / range, igniter and burner check, door hinges and gasket, temperature calibration reading.
- Also eligible: microwave, wine cooler, ice maker. Pick any five appliances in one home.

What Costs Extra
The plan is one preventive visit, not a cleaning package. These jobs take a separate appointment and are priced on their own:
- Dryer vent cleaning, from $189. No vent cleaning is part of the $199 plan, not the duct behind the dryer and not the run out to the hood. We do it as its own job, and the final price depends on the route: a long run, a second floor or a roof termination takes longer, so we quote it once we see it.
- Stacked and hard-to-access dryers, by separate arrangement. One person cannot safely pull a stacked washer/dryer apart, so a second technician is often needed and that adds cost. The standard visit covers only what we can do without taking the stack apart or dismantling anything. If your dryer is stacked, or sits in a tight closet, the technician tells you what the work takes and what it costs before starting.
- Deep refrigerator cleaning, from $75. Pulling the unit out, stripping the full condenser, the fan housing and the drain pan.
- Deep cleaning of a built-in refrigerator, from $150. Built-ins have to be unframed and pulled from the cabinet, which takes longer and needs two people on some models.
What It Does Not Include
Repairs are not included. If the visit turns up a fault, we quote the repair separately, and parts and repair labor are billed on their own with your 10% member discount and our 90-day warranty. The plan covers one household address in our Orange County service area.

No. No vent is cleaned on the $199 visit, stacked or not. On a stacked pair we clean the lint filter and the lint trap housing and run an airflow test; getting behind the unit means taking the stack apart, which one person cannot do safely, so a second technician is often needed. Vent cleaning and any stacked teardown are by separate arrangement with the technician, with the extra charge agreed before the work starts. The same goes for any dryer that is hard to get to.
Is a deep refrigerator cleaning included?
No. The visit is an inspection and a basic cleaning of what we can reach. A deep refrigerator cleaning is a separate service from $75, and from $150 for a built-in.
Are repairs included?
No. The plan is maintenance and priority service. If we find a problem, members get 10% off repair labor and the service call fee is waived. Every repair carries our 90-day parts and labor warranty.
Does the plan renew automatically?
No. We send one reminder before the year ends; you decide whether to renew.
