Why does my AC keep up in June but not in September?
Because a Valley September is a different problem than a Valley June. Encino regularly runs 100°F or more from July into September, and a system that is marginal — dirty condenser coil, weak run capacitor, low charge, a filter nobody changed, ducts sagging in a 140°F attic — will still hold the house at 78 in mild weather and fall behind completely once the outdoor temperature passes about 100. Water is dripping through my ceiling when the AC runs. What is that?
Almost always the condensate drain from an attic air handler. Most Encino ranch homes have the evaporator coil and air handler in the attic, and the coil pulls moisture out of the air all summer. When the drain line plugs with algae and sludge, the pan overflows and the water finds the ceiling below — usually a hallway or a bedroom, and usually as a brown ring before it becomes a drip.
