Quick answer
We repair refrigerators and freezers in both Mission Viejo ZIP codes, 92691 and 92692, from the Lake Mission Viejo neighborhoods to Casta del Sol, Palmia, Canyon Crest and Mission Viejo North. We work out of Irvine, roughly 20 minutes up the 5 or the 241, so a morning call usually gets a same-day visit and a refrigerator that has stopped cooling gets priority. Three things drive most of our calls here: a modern wide refrigerator crammed into a kitchen opening framed in the 1970s or 1980s, garage freezers losing the fight with inland summer heat, and hard water chewing through ice makers and water valves. The technician quotes the repair on site before any work starts, and every repair carries a 90-day parts and labor warranty.
Mission Viejo was master-planned and built in waves from the late 1960s through the 1990s, which makes refrigerator calls here unusually predictable. A whole street shares a builder, a floor plan and the same kitchen layout, so when we find the cause on one house we often already know what the neighbor's refrigerator is going to need. Call or text (310) 600-8152 with the brand, the model number and what the refrigerator is doing, and the technician can load the likely parts before leaving. The neighborhoods and ZIP coverage are laid out on our Mission Viejo service area page.
A 36-Inch Refrigerator in a 33-Inch Opening
This is the most Mission Viejo problem on the list, and it almost never gets diagnosed as what it is. The original kitchens here were framed for a top-freezer about 32 to 33 inches wide and 64 to 66 inches tall. Kitchens got remodeled once since then, and the refrigerator that went in is a French-door or counter-depth model 35 to 36 inches wide and often 70 inches tall. It physically goes in. It does not breathe.
What happens next, in the order we usually see it:
- The condenser eats its own hot air. With no gap at the sides and a cabinet pressing down on top, hot air coming off the condenser has nowhere to go but back into the condenser. Most manufacturers ask for roughly half an inch at each side, an inch at the top and an inch or two at the back. Lose that and the compressor runs much longer for the same result.
- It shows up on the first hot week. In winter the unit copes. In July the fresh-food side drifts to the low 40s, ice cream goes soft, and the owner assumes the refrigerator is failing at six years old.
- Doors cannot open far enough. A French-door unit wedged between cabinets or next to a wall often cannot swing past about 90 degrees, and the crisper and freezer drawers will not clear the gasket. People force them, and then we are replacing a drawer rail or a torn gasket.
- The water line gets crushed. When a deeper unit is pushed back into a shallow opening, the copper or plastic line behind it kinks against the wall. A kinked line starves the ice maker, and a kinked line that cracks floods the floor.
What to do about it: pull the refrigerator out, measure the opening at the narrowest point and measure the unit including the hinge caps, then compare that against the clearance page in the manual. In a lot of these kitchens the fix is carpentry, not appliance parts. Trimming the cabinet above the unit, opening the toe grille or moving the unit forward an inch solves a temperature complaint for good. We will tell you when that is the answer instead of selling you a fan motor. Our refrigerator not cooling guide covers the other causes to rule out first.

What Mission Viejo Kitchens Have: and What Fails in Them
Casta del Sol and Palmia
Both are single-story 55-plus communities from the 1970s and 1980s, and the refrigerators in them are usually on their second or third generation. The failures are mechanical and honest: condenser fan motors that have run for fifteen years, start relays, defrost heaters and thermostats, and door gaskets that have gone stiff and no longer seal. A gasket that has lost its grip is easy to miss. Close a sheet of paper in the door at several spots, and if it slides out with no drag the seal is gone at that point. We work in both communities regularly and follow the gate and HOA procedures. If you want the diagnosis explained slowly and in plain language, say so when you call, the technician will do that.
Lake Mission Viejo, Deane Homes, Montanoso and the 1970s tracts
These are the oldest kitchens in the city and the ones where the clearance problem above is most common, because the original openings were the smallest. Many of these homes also still have the ice-maker water line on a saddle valve clamped onto a copper pipe under the sink. Saddle valves seep as they age. If the one under your sink is damp, turn it off and have it replaced with a proper quarter-turn valve, do not tighten it harder.
Canyon Crest, Pacific Hills, Stoneridge and the hillside homes
Up on the ridges the lots and kitchens are larger, built mostly in the late 1980s and 1990s, and remodels here more often went to built-in or panel-ready refrigerators and separate refrigerator and freezer columns. On most built-ins the compressor and condenser live behind a grille at the top of the unit, out of sight, and a condenser packed with dust makes the unit run warm long before any part actually fails. We are experienced with Sub-Zero, Thermador, Viking and Miele built-ins, and we are Factory Authorized for Liebherr. If a Sub-Zero is warm, Sub-Zero refrigerator not cooling covers the usual causes. A built-in is bolted to the cabinetry and tied into a water line, so leave it where it is and let a technician pull it.

Painted Trails, Mission Viejo North and the newer pockets
The homes finished in the 1990s and the townhomes off Marguerite, Alicia and Jeronimo tend to have LG, Samsung, Whirlpool or KitchenAid French-door units that came in with a mid-range remodel. In units this age we are mostly replacing evaporator fan motors, fixing defrost faults that have iced the evaporator over, chasing ice maker and dispenser trouble, and reading error codes off the display. We are Factory Authorized for LG and our technicians are Samsung-certified, see Samsung appliance repair. Photograph any code on the display before you call, it narrows the parts list.
Condos, townhomes and rentals
If you rent, call your property manager before you book anyone. Most leases route appliance repairs through management, and a repair you arrange yourself may not get reimbursed. We work for homeowners, landlords and property managers. When the owner books us we coordinate access with the tenant and leave an itemized invoice for the owner.
Garage Refrigerators and Freezers in Mission Viejo
Mission Viejo sits about seven miles inland and the afternoon marine layer does not reach it, so a closed garage here runs much hotter than the house. That is where the second refrigerator and the chest freezer usually live.
- Heat. Household refrigerators are built for indoor room temperatures. Above roughly 100°F the compressor runs nearly nonstop and a tired start relay or condenser fan gives out sooner. The unit can run all day and still let the freezer climb above 0°F.
- Dust and Santa Ana wind. Garages are dusty, and in October and November the winds push grit and leaf litter under the door. A clogged condenser is one of the most common reasons a garage unit runs warm, and it is also the easiest thing to fix yourself.
- Power. Garage outlets are usually GFCI-protected, and the reset may sit on another wall or in a bathroom on the same circuit. A tripped GFCI can quietly switch off a freezer full of meat. Plug the unit straight into the wall, never into an extension cord or a power strip.
- Rated or not. The manual lists the ambient temperature range the model was designed for. A clean unit with a working fan that still cannot hold temperature in August may simply be outside that range, or it may have a sealed-system problem. Both need a look.
Our freezer not cooling guide goes through the checks in order.
Hard Water, Ice Makers and Water Valves
Mission Viejo tap water is hard, and it wears out the water side of a refrigerator faster than anything else. The complaint rarely arrives as "the ice maker is broken." It starts with ice that tastes flat or a dispenser that pours slowly, then cubes that come out small or hollow, then a bin that empties and never fills again.
Scale builds on the inlet valve seat until the valve no longer closes all the way. Water then seeps into the fill tube between cycles and freezes into a plug, so the ice maker keeps cycling with no water reaching it. Ice on the fill tube, or a thin sheet of ice under the ice maker, is the giveaway. An overdue filter does the same thing from the other direction by restricting flow, and with this water filters load up faster than the date printed on the box. Change the filter with the correct part for your model first and look for ice in the fill tube. If the tube keeps freezing or the valve is leaking by, the valve gets replaced. Our ice maker not working guide walks it through.

What the Symptom Usually Points To
- Not cooling, but lights and display work, a dirty condenser, a stopped condenser or evaporator fan, a failed start relay, or a defrost failure that has iced the evaporator over. In Mission Viejo kitchens, add tight clearance to that list. See refrigerator not cooling.
- Freezer cold, refrigerator warm, on most models the fresh-food side is cooled by air from the freezer. Frost blocking that path, a dead evaporator fan or a stuck damper is the usual cause.
- Frost on the back wall of the freezer, the automatic defrost system is not working: heater, sensor, thermostat or control board. See freezer frost buildup.
- Water on the floor or under the crisper drawers, a frozen or clogged defrost drain, or on the water side a supply line, fitting or inlet valve. See refrigerator leaking water.
- Food freezing in the fresh-food section, a stuck damper, a failed thermistor or a control problem. See refrigerator freezing food.
- Clicking every few minutes and not cooling, usually a start relay or overload trying and failing to start the compressor. Stop unplugging and replugging it, that does not help and can make it worse.
- Runs constantly and is still warm, check airflow and the condenser first. If both are clean, a refrigerant leak or a weak compressor is possible, and that is sealed system repair with the right recovery and charging equipment.
- Error code on the display, photograph it. Codes differ by brand and model, and the code tells us which parts to bring.

Safe Checks Before You Call: and What Not to Do
Worth doing first:
- Measure the real temperature. Stand an appliance thermometer in a glass of water on a middle shelf for a few hours. Target is 37°F in the refrigerator and 0°F in the freezer. The dial on the door is not a measurement.
- Check power. Look at the breaker and press reset on every GFCI outlet on that circuit.
- Check the clearance. If the unit is wedged into its opening, note how much gap it has at the sides, top and back. Tell us the number when you call.
- Vacuum the condenser. Unplug the unit, pull the toe grille and clear the dust you can reach. Our refrigerator maintenance checklist shows where to look.
- Check the filter and the gaskets. Replace an overdue water filter with the correct part, and do the paper test on the door seals.
- Check the mode. Make sure the unit is not sitting in showroom, demo, vacation or Sabbath mode.
Not worth doing, ever:
- Do not chip ice off the evaporator or the fill tube with a knife or a screwdriver. One puncture turns an afternoon repair into a sealed-system job.
- Do not pull a built-in or panel-ready refrigerator out of its opening yourself.
- Do not leave a leaking water line under pressure. Shut the supply valve until it is repaired.
- Do not aim a heat gun or hair dryer at plastic liners to melt ice.
- Do not buy a refrigerant recharge kit. A refrigerator low on refrigerant has a leak, and it needs a diagnosis rather than a top-up.
Refrigerator Brands We Repair in Mission Viejo
We are Factory Authorized for LG and Liebherr, and our technicians are Samsung-certified. We are experienced with Sub-Zero, Thermador, Viking and Miele built-ins, and we professionally service GE, GE Profile, Monogram, Café, KitchenAid, JennAir, Whirlpool, Frigidaire, Maytag, Bosch and the other major brands.

What to Expect When You Call
- Call or text (310) 600-8152. Give us the brand, the model number, what the refrigerator is doing and your Mission Viejo neighborhood or gate.
- A technician diagnoses on site and quotes the repair before any work starts. Nothing gets replaced until you approve it.
- Many repairs finish on the first visit. Water valves, fans, relays and defrost parts for common models ride on the truck. Parts for built-in and premium units sometimes have to be ordered, and we tell you when they are due.
- Every repair carries a 90-day parts and labor warranty. If the unit is old enough that you are weighing it, our repair or replace guide shows how we do that math, and if a repair stops making sense the technician will say so out loud.
Our before the technician arrives checklist saves time on the visit. If the refrigerator is only a year or two old, read understanding appliance warranties first, the manufacturer may owe you the repair. Hosting Thanksgiving? A packed refrigerator works harder than an empty one, so check its temperatures a couple of weeks ahead along with your oven.
Frequently Asked Questions
How fast can you get to a refrigerator in Mission Viejo?
Usually the same day if you call in the morning. We work out of Irvine, about 20 minutes down the 5 or the 241, and we run south-county routes every day. A refrigerator that has stopped cooling moves to the front of the list because food is at stake. Same-day is not guaranteed. If the day is already full we say so on the phone and give you the first real slot instead.
My new French-door refrigerator does not fit the old opening well. Is that why it runs warm?
It often is. Most Mission Viejo kitchens were framed in the 1970s through the 1990s for a 32 to 33 inch wide top-freezer, and today's French-door and counter-depth models are 35 to 36 inches wide and taller. Shoved into that gap, the refrigerator has almost no clearance at the sides and top, so the condenser recirculates its own hot air and the compressor runs far longer than it should. Pull the unit out and measure. Manufacturers usually ask for about half an inch at each side and an inch at the top and back. If the opening cannot give that, trimming the cabinet above the unit or venting the toe grille often fixes the temperature problem without any parts.
Why do ice makers keep failing in Mission Viejo?
Hard water. Mineral scale builds on the water inlet valve seat until it stops closing cleanly, so water seeps into the fill tube between cycles and freezes into a plug. An overdue filter restricts the flow the same way, and with this water filters load up faster than the date on the box. Change the filter with the correct part for your model and look for ice in the fill tube behind the ice maker. If the fill tube keeps freezing, the inlet valve is the part that needs replacing.
Can a regular refrigerator or freezer work in a Mission Viejo garage?
Sometimes, and sometimes not. Mission Viejo is seven miles inland with no afternoon marine layer, and a closed garage here can sit above 100°F on a summer afternoon while the house stays comfortable. Most household refrigerators are rated for indoor room temperatures, so in that heat the unit runs nearly nonstop and the freezer still warms up. Vacuum the condenser, leave air space around the unit and plug it straight into the wall rather than an extension cord. Check the owner's manual for the ambient range the model was built for. If the unit is clean, the fan runs and it still cannot hold 0°F, the condenser fan, the start relay or the sealed system needs a diagnosis.
Do you work in Casta del Sol and Palmia?
Yes, regularly. We follow the gate and HOA procedures at both, and we take the time to explain what failed and what the options are rather than handing over a part number. These are single-story homes from the 1970s and 1980s, so refrigerators there are usually on their second or third generation and the common failures are condenser fans, start relays, defrost parts and door gaskets.
How is the repair priced, and is it guaranteed?
The technician diagnoses the refrigerator and quotes the repair on site before any work starts, so nothing gets replaced until you approve it. Every repair carries a 90-day parts and labor warranty. If the refrigerator is only a year or two old, check the manufacturer's warranty before you pay for anything.
